Getting planning permission to build on your plot of land
If you are looking to acquire planning permission on land you have purchased it will seriously increase the value on the land. Without planning permission, the owner cannot do anything to increase the value of what’s on the land and any seller would have to make sure they can get planning permission before they purchase it.
To obtain planning permission it takes around 8 weeks, your local council can accept or decline on planning permission and will take many factors in to account, you can apply for planning permission on any piece of land even if it isn’t owned by the individual who is applying for it. Neighbours opinions and any objections should be taken into account but they don’t always affect the result. An applicant can withdraw any application and re-apply at no cost to the applicant. For instance if an applicant believes their proposal will be declined they can withdraw it early and try again, and you can submit as many applications as you want, there is no limit on the number.
Many plots of land are sold on the basis that the planning permission is accepted before the land is purchased, a contract would be drawn up with an opt out clause if planning permission is not granted, these will incur charges but safe guard against land being sold that then does not get planning permission. Every area has a specific development plan, either County Structure Plan and District Local Plan or a mix of the two, called Unitary Development Plan. Each council will have their plan on their website and can guide you through which types and locations of where housing will be allowed planning permission and where they won’t. before any planning permission is applied for you should read carefully the development plan policies as it will give you a lot of information as to planning permission guidelines.
