If you have land you wish to sell there are factors to consider and pitfalls to avoid, there is also a trade-off between selling fast and getting a good price for the land, usually the longer you wait the more you will get for the land. Timing is vital for selling the land for the optimum price, if a land owner lowers the price of their land they will inevitably sell it faster. However once sold the land owner no longer has to pay for advertising and the other costs of holding onto the land so selling faster for less money can give a land owner a larger profit on their land.

Before land is sold it needs preparation much like a house does before it would be put on the market to be viewed by perspective property buyers. Many property sellers will get rid off any unsightly leaves, piles of brush, rubbish, disused fences and sheds, set out a driveway if there isn’t one on the land, many sellers hire someone to prepare the land to be viewed by potential property investors. They clearly mark the boundaries as they may not be clearly shown on the land which could lead to problems with the investors down the line.

Any seller should have a list of potential questions that may be asked by any perspective buyers, it will make the land more tempting to a buyer if all their questions are answered instantly. This is more likely to make a buyer decide quickly if they wish to buy the land.

Selling your land could be very easy at the moment, house prices are suffering globally at the moment but land prices have stayed very strong. If your thinking of selling your land there are many things to consider first, if the land has no use then you are paying tax for it and you may wish to consider selling. If you have land but have no extra money to do anything with it, you can make a nice profit in something that’s easy to do and doesn’t require too much effort. Many land owners come across their land through inheritance and have no real experience/cash of interest in developing it so it’s another great way to make some money.
